The brief called for a Green commercial building which includes office and retail spaces as an anchor project to the commercial district in Precinct 2. It should also reflect the theme of Putrajaya city as a 'city in a garden.
The development consists of two 14-storey blocks—made up of a 7-storey podium block and a 7-storey tower block that sits atop the podium. The two blocks are linked by a pedestrian bridge and includes a central atrium between them with a landscaped linear plaza. Maintaining a visual axis to the National Millennium Monument, the building is designed to incorporate extensive landscaping in the form of plantings, sky gardens, green terraces and a roof garden. A continuous green belt connects the sky garden on Level 3 to an eco-cell at Basement 2.

FACADE
The project is conceived as a jewel". As such, the building's facades are sculpted to present itself as a crystalline structure through the use of clear faceted glass sunshading that wraps around the building. The glass sunshading will be fritted with traditional Malay "soncket' patterns, reflecting the building's cultural context. Its ceramic fritting provides the necessary shading to cut out direct solar penetration into the internal spaces through the windows. The boulevard-facing side is layered with green balconies to provide extra shading and cooling.
The glass facade also aims to reduce energy usage. Low-E double glazed unit (DGU) glass is used to achieve better reduction of acoustic penetration and higher thermal performance, with an OTTV value of 35.29 W/m2. The glass, with 60 percent ceramic fritting, has a low visual light reflectance range of 8-25 percent.
As this is a double facade system, the air gap in between the sunshading facade and building envelope enhances insulation and minimize direct heat and glare penetration. Since the gap is open to the sky, this creates a chimney stack effect that will naturally channel hot air away from the lower level.

ENERGY
The project also seeks to utilize renewable energy. PV panels, amounting to an area of 220 square meters, will be installed on the upper roof level. This is expected to generate 110 kWh daily or 40,172 kWh yearly which translates to 25,300 kg of C02 emission reduction per year.
Lifts will be fitted with AC VWF control gearless motor drives and equipped with detection sensors, sleep mode option and energy-saving light fittings.
The green roof provides insulation from the sun's heat and helps to reduce heat island effect. This increases the comfort level of the interiors and reduces energy usage for cooling the building.

WATER

Rainwater harvesting will be employed. All rainwater will be collected in a main holding tank with a holding capacity of seven days. Siphon rainwater downpipes for high velocity surface run-off will be used to channel water to a transfer tank situated at the basement. The collected rainwater will be filtered and then pumped to irrigate the plantscapes around the building and the vegetated green wall. Bioswales will be installed at the boulevard of the building within the landscaped area to distribute rainwater back to the existing water table.


The project targets to get a GBI rating.
